1. Acceptance of Terms

By accessing or using the Gateway Market Intelligence website (gatewaymarketintelligence.com, the "Site") or purchasing any product from us, you agree to be bound by these Terms & Conditions ("Terms"). If you do not agree to these Terms, please do not use the Site or purchase our products.

These Terms apply to all visitors, users, and purchasers. They should be read alongside our Privacy Policy.

2. Our Products

Gateway Market Intelligence publishes digital market research reports on short-term rental real estate markets in the United States. Our products include:

• Free Investor Snapshots — 12-page summary documents available at no charge in exchange for an email address registration
• LITE Reports — mid-depth market research reports priced at $99 per market
• Full Reports — comprehensive 100+ page market intelligence reports priced at $479 per market

All products are delivered as digital downloads (PDF and/or DOCX format). No physical goods are sold.

3. Purchases & Payment

All prices are stated in US dollars and are inclusive of any applicable taxes unless otherwise noted. Payment is processed securely via Stripe. Gateway Market Intelligence does not store your payment card details.

Upon successful payment you will receive an email confirmation containing your download link. Download links are valid for a reasonable period from the date of purchase. If you experience difficulty accessing your download, contact us at the contact page and we will assist you promptly.

We reserve the right to change our prices at any time. Any price change will not affect purchases already completed.

4. Refund Policy

Because our products are digital downloads that are made available immediately upon purchase, we operate a limited refund policy consistent with the nature of digital goods.

Refunds are available in the following circumstances:

• A technical failure prevented you from downloading the file and we are unable to resolve it within 48 hours
• The file you received is corrupted or materially different from the product described at the point of sale
• You purchased the same report twice in error — contact us within 7 days and we will refund the duplicate charge

Refunds are not available where the report has been successfully downloaded and the reason for the refund request relates to disagreement with the analytical conclusions, market assessment, or investment outlook contained in the report. Our reports are research documents — we cannot guarantee that our findings will align with any particular investor's expectations or prior views.

To request a refund, contact us at the contact page with your order number and a brief description of the issue.

5. Licence & Permitted Use

Upon purchase, Gateway Market Intelligence grants you a personal, non-exclusive, non-transferable licence to use the purchased report for your own private investment research purposes.

You may:

• Download and store a copy of the report for your personal use
• Print a copy for your own reference
• Share limited extracts (not exceeding one page) with professional advisers assisting you with a specific transaction, provided the source is attributed

You may not:

• Share, distribute, resell, or sublicence the report (or any substantial portion of it) to any third party
• Publish, reproduce, or broadcast any substantial portion of the report in any medium without our prior written consent
• Use the report or any portion of it for commercial purposes, including incorporation into paid services or products you offer to others
• Remove, obscure, or alter any copyright notice, attribution, or disclaimer in the report

Free Snapshot documents are subject to the same licence terms, notwithstanding that they are provided at no charge.

6. Intellectual Property

All content on this Site and in our reports — including text, data analysis, financial models, charts, graphics, and design — is the intellectual property of Gateway Market Intelligence and is protected by applicable copyright and database right laws.

Underlying data sourced from third parties (government databases, NPS, STR platforms, etc.) remains the property of those respective sources. We claim no ownership over raw source data, only over our analysis, synthesis, and presentation of it.

Nothing in these Terms transfers any intellectual property rights to you beyond the limited licence described in Section 5.

7. No Investment Advice

Our reports are research and information products only. They are intended to assist investors in conducting their own due diligence — not to substitute for it. All financial projections and scenario models in our reports are illustrative and based on stated assumptions. They are not forecasts or guarantees of any future outcome.

Real estate investment involves significant risks, including the potential loss of all capital invested. You should conduct your own independent due diligence and consult with qualified legal, financial, tax, and real estate professionals before making any investment decision.

8. Limitation of Liability

To the fullest extent permitted by applicable law, Gateway Market Intelligence shall not be liable for any direct, indirect, incidental, consequential, special, or punitive damages arising from your use of this Site, any of our reports, or any investment decision you make based on information contained in our products.

Our total aggregate liability to you for any claim arising out of or in connection with a purchase shall not exceed the amount you paid for the specific product giving rise to the claim.

Some jurisdictions do not allow the exclusion or limitation of certain damages. In such jurisdictions, our liability is limited to the greatest extent permitted by law.

9. Accuracy & Updates

We take reasonable care to ensure that the information in our reports is accurate and well-sourced at the time of publication. However, market data changes over time and we cannot guarantee that any figure remains current after the report's stated data vintage date.

Where we become aware of a material error in a published report, we will issue a corrected version and notify purchasers. See our Sources & Methodology page for our full data correction and update policy.

Nothing on this Site constitutes a warranty, express or implied, as to the accuracy, completeness, or fitness for purpose of any information provided.

10. Privacy

The collection, storage, and use of your personal data is governed by our Privacy Policy, which forms part of these Terms. By using this Site or purchasing our products, you acknowledge that you have read and understood our Privacy Policy.

We do not sell your personal data to third parties. Email addresses collected via our free snapshot opt-in forms are used to deliver the requested download and to send our free monthly market brief. You may unsubscribe from marketing communications at any time.

11. Third-Party Links & Services

This Site may contain links to third-party websites, data sources, or services. These links are provided for convenience and reference only. Gateway Market Intelligence does not endorse, control, or accept responsibility for the content, privacy practices, or accuracy of any third-party site.

Our payment processing is handled by Stripe. Your use of Stripe's payment services is subject to Stripe's own terms and privacy policy.

Our email marketing is handled by a third-party email service provider. Subscriber data is processed in accordance with our Privacy Policy and the provider's data processing terms.

12. Changes to These Terms

We reserve the right to amend these Terms at any time. The date of the most recent revision is shown at the top of this page. Your continued use of the Site or purchase of our products after any change constitutes acceptance of the revised Terms.

For material changes that affect existing purchasers' rights, we will make reasonable efforts to notify affected users by email.

13. Governing Law & Disputes

These Terms are governed by and construed in accordance with the laws of the State of Florida, United States, without regard to its conflict of law provisions.

Any dispute arising out of or in connection with these Terms or your use of our products shall first be subject to good-faith negotiation between the parties. If the dispute cannot be resolved informally within 30 days, it shall be submitted to binding arbitration in accordance with the rules of the American Arbitration Association, with proceedings conducted in Florida.

Nothing in this section prevents either party from seeking emergency injunctive relief from a court of competent jurisdiction to protect intellectual property rights or prevent unauthorised disclosure of confidential information.
